Breaking News: Blue River Enacts Emergency Moratorium on New Short-Term Rental Licenses
The Town of Blue River has enacted an emergency moratorium on new and lapsed short-term rental (STR) license approvals, effective May 19, 2026.
According to the Town, no new STR licenses will be issued through December 31, 2026, unless the moratorium is lifted prior, while officials review and potentially revise the community's short-term rental regulations and enforcement procedures. The moratorium applies to new license applications as well as properties operating without a current license or with a lapsed license.
Importantly, the Town has stated that currently licensed short-term rentals that remain in compliance with local regulations, licensing requirements, and lodging tax reporting obligations are not impacted by the moratorium.
As local real estate professionals who specialize in resort and investment properties throughout Summit County, we closely monitor STR regulations and their impact on homeowners, buyers, and investors. We will continue to provide updates as additional information becomes available.

Emergency Moratorium on New or Lapsed Short-Term Rental License Approval
As of May 19, 2026, the Town of Blue River is in a moratorium on short-term rental licenses. No more licenses will be available through the end of 2026 or until the moratorium is lifted. The moratorium extends to any new license requests, as well as to any rentals currently operating without a license or with a lapsed license. This moratorium will not impact any short-term rentals that are currently licensed, operating in compliance with the Town of Blue River requirements, and are submitting lodging tax reports and tax remittance on a timely basis. Short-Term Rentals in non-compliance are subject to fines, removal of online listings, and potential revocation or suspension of licensure. Please see below for the ordinance language:

Owners of currently unlicensed properties
Owners whose STR licenses have lapsed
Investors evaluating future rental income opportunities
The Moratorium Does Not Currently Affect:
Existing licensed STR owners who remain in compliance with Town requirements.
Blue River has historically been one of Summit County's most sought-after locations for short-term rental investors due to its proximity to Breckenridge, access to Goose Pasture Tarn, larger lot sizes, mountain setting and historically favorable STR regulations.
Changes to STR regulations can have a significant impact on buyer demand, property values, and investment strategies.
As the Town evaluates potential changes to its STR program, buyers and sellers should stay informed and seek guidance before making investment decisions.
