Blue River Short-Term Rental Rules

Blue River homeowners are limited to one short-term rental license per property owner within town limits of Blue River, CO. Owners cannot hold multiple STR licenses in Blue River, even if they own more than one home. Homeowners who wish to short-term rent are required to obtain a license from the town.

Update 5/19/2026: Blue River Enacts Emergency Moratorium on New Short-Term Rental Licenses

The Town of Blue River has enacted an emergency moratorium on new and lapsed short-term rental (STR) license approvals, effective May 19, 2026.

According to the Town, no new STR licenses will be issued through December 31, 2026 or until the moratorium is lifted, while officials review and potentially revise the community's short-term rental regulations and enforcement procedures. The moratorium applies to new license applications as well as properties operating without a current license or with a lapsed license.

Importantly, the Town has stated that currently licensed short-term rentals that remain in compliance with local regulations, licensing requirements, and lodging tax reporting obligations are not impacted by the moratorium.
