Blue River STR Regulations
Blue River requires a short-term rental license for properties rented for stays of less than 30 days. The Town currently limits property owners to one STR license, with additional licensing and operating requirements for active STRs.
Current Status — August 2026
A temporary moratorium on new STR licenses and license renewals has been in effect since May 19, 2026 while the Town reviews and rewrites portions of its short-term rental regulations. The moratorium is scheduled to remain in effect through December 31, 2026 unless lifted earlier or extended by the Board of Trustees. Existing compliant 2026 license holders may continue operating under their current licenses.
Potential Changes Under Consideration
The Blue River Board of Trustees is actively discussing significant changes to the Town’s STR licensing structure. During an August 2026 Board meeting attended by the BuyBreck Team, discussion included:
A potential 15% cap on STR licenses
Dividing Blue River into separate STR zones or areas
Potential limits on the number of rental nights and/or reservations allowed annually
If adopted, future STR eligibility in Blue River may depend on the specific location of the property—not simply whether the property is within the Town of Blue River.
These changes have not been formally adopted and remain subject to revision.
