Blue River STR Regulations
Blue River requires a short-term rental license for properties rented for stays of less than 30 days. The Town currently limits property owners to one STR license, with additional licensing and operating requirements for active STRs.
Current Status — August 2026
A temporary moratorium on new STR licenses and license renewals has been in effect since May 19, 2026 while the Town reviews and rewrites portions of its short-term rental regulations. The moratorium is scheduled to remain in effect through December 31, 2026 unless lifted earlier or extended by the Board of Trustees. Existing compliant 2026 license holders may continue operating under their current licenses.
These changes have not been formally adopted and remain subject to revision.
The BuyBreck Team actively follows Blue River Board of Trustees meetings and will update this page as the Town’s proposed regulations move through the adoption process.
Potential Changes Under Consideration
The Blue River Board of Trustees continues to develop significant changes to the Town’s short-term rental licensing structure. At its August 25, 2026 special work session, the Board continued refining the framework for future STR regulations, including:
Zone-based STR caps, with a 25% cap per zone recommended during the policy discussions. Final cap percentages and the structure of individual zones remain under consideration.
Separate STR licensing areas or zones within Blue River, meaning future license availability could depend on the specific location of a property.
Grandfathering provisions for existing STR license holders as the Town transitions to a new licensing system.
A process for issuing new STR licenses when a zone is below its cap, including consideration of first-come, first-served versus a lottery system.
Potential future limits on annual rental nights, number of reservations and/or minimum stay requirements.
Additional review of occupancy and enforcement standards as the Town continues developing the ordinance.
