Keystone, Colorado STR Regulations

The Town of Keystone officially assumed responsibility for short-term rental licensing and enforcement on September 30, 2024. Properties located within Keystone town limits are no longer regulated under Summit County's unincorporated STR program and instead follow the Town of Keystone's licensing requirements. 

• STR licenses do not transfer with the sale of a property. If you're purchasing a short-term rental in Keystone, you'll need to apply for and receive a new Town of Keystone STR license before advertising or operating the property as a short-term rental. 

• Annual STR License Fee: The annual cost of a Town of Keystone short-term rental license is $285. This fee applies to both new license applications and annual renewals. 

• License Term + Renewal: Keystone STR licenses are valid until September 30 of the year following issuance. Property owners must renew their license each September to remain in compliance. If a license is not renewed during the renewal period, it expires and a new license application is required. 

• Keystone Lodging Tax: In addition to obtaining an STR license, owners are responsible for collecting and remitting the Town of Keystone's 2% lodging tax on stays of fewer than 30 consecutive days. This local tax took effect on January 1, 2025 and is collected separately from Colorado state and Summit County sales taxes.
