The Summer Selling Season Is Happening
As we close out the first half of 2025, Summit County’s real estate market is showing clear signs of activity and movement. The summer selling season is in full swing, and the data confirms what we’re feeling on the ground.
Inventory Hits a 6-Year High
Year-to-date inventory is up a staggering 28% compared to this time last year, reaching 888 active listings, higher than we’ve seen since before 2019. This growing inventory is good news for buyers, who now have more options and negotiating power than they’ve had in years.
Sales Are Up, But Prices Are Mixed
June closings were strong, up 15% from last June, contributing to a 7% increase in year-to-date sales compared to 2024. While buyers are stepping up, pricing trends are shifting. The average price per square foot is down 2% to $805, and homes are taking longer to sell, with average days on market now at 68, up 20 days from last year.
That said, the average sales price across the county is up 2% year-to-date, sitting at $1,439,898. However, sellers are seeing a bit more negotiation, with homes selling for 97% of list price, down one percentage point from last year.

Property Type Breakdown
We’re also seeing some interesting trends when we break it down by property type:
Single-Family Homes: Sales are up 24% year-to-date, though the average sold price is down slightly by 2%.
Condos: Flat in number of sales compared to 2024, but the average sold price is up 1%.
Townhomes: Just one fewer sale than last year, with the average sold price rising 4%.
What This Means for Buyers and Sellers
For buyers, this is the most favorable environment we’ve seen in years , more listings, more time to decide, and slightly more room to negotiate.
For sellers, pricing competitively and preparing your property to stand out is more important than ever. The buyers are out there, especially with single-family sales trending up, but they have choices.
