July Summit County residential sales outpaced July 2024 by 7%, and year-to-date closings are up 5% compared to this time last year. Inventory has grown notably, with 867 properties available at the end of July 2025, a 22% increase from 2024. More homes on the market give buyers additional choices, but competition for the right property can still be strong.

The average sales price county-wide has risen 2.6% to $1,478,310. The average price per square foot is holding steady at $832, down just $1 from last year. Homes are currently selling for about 97% of their list price, a 1-percentage-point dip from 2024.

Days on Market
Properties are taking longer to sell, with the average time on market now at 68 days, up 21 days from last year. This shift can create opportunities for buyers to take a closer look and negotiate, while sellers may want to prepare for a slightly longer selling process.

Breakdown by Property Type

  • Single-Family Homes: Sales are up 16% year-over-year, with the average sold price up 3% to $2,503,909.

  • Condominiums: Sales have increased 4%, and the average sold price has edged up 1% to $861,121.

  • Townhomes: Just one fewer sale than last year, with the average sold price down 2%.
