Hartsel, Colorado STR Regulations

Hartsel is a census-designated place located within unincorporated Park County, Colorado. Hartsel is not an official city or town, therefore homeowners looking to short-term rent will abide by the rules of unincorporated Park County.

Park County’s Updated STR Regulations

Park County's revised Short-Term Rental Ordinance took effect July 19, 2026. Maximum overnight occupancy is based on the design capacity of the property's septic/wastewater system and associated Soil Treatment Area—not bedroom count—and the approved occupancy is stated on the STR license.

STR licenses are valid for one year and do not transfer with the sale of a property. A new owner must apply for and receive a new license before operating the property as a short-term rental.

Why Investors Like Park County

Unincorporated Park County currently has no countywide cap or active waitlist for STR licenses, giving buyers more flexibility when considering a qualifying property.

Owners must maintain a Responsible Agent who can respond within one hour, meet applicable licensing and inspection requirements, and renew annually. After at least 24 consecutive months of compliant licensing, an owner may qualify for Responsible Owner status, which can reduce certain renewal documentation requirements.

Because STR eligibility is property-specific, buyers should verify septic capacity, property type, HOA restrictions and other licensing requirements for any property they are considering.
